Can't point you to a specific outfit here, but a tip from the chimney side: general masons and chimney guys aren't always interchangeable. Plenty of folks who lay a beautiful patio will rebuild a crown or repoint a stack without touching the liner, and if the flue tiles are cracked or the smoke chamber's shot, you've just put pretty brick over a real hazard. Ask whoever you hire if they'll run a camera down the flue first and show you footage. Also ask for proof of insurance and a couple of local addresses you can drive by.

If it's a wood or gas appliance, get CO detectors on every floor regardless.

Sounds like a classic broken torsion spring — you'll usually see a gap of an inch or two in the coil above the door, and the opener either won't budge it or strains and gives up. Get the spring measurements (wire size, inside diameter, overall length, wind direction) before you call around; a decent tech will also check cables, bearings and drums and rebalance the door. Replace both if the other one's the same age.

Big warning: those springs hold a scary amount of energy. Winding bars only, never screwdrivers, and be wary of the cheap-ad outfits that quote low then "find" a bunch of extras once they're in your driveway.
